Airbnb cleaning fees for Los Angeles hosts
An Airbnb cleaning fee is a flat amount you add to each booking to pay for cleaning between guests. It is not refunded after the stay, and Airbnb takes its service fee from it just like the nightly price, so most hosts keep 84.5% of what they charge. In the City of Los Angeles, guests also pay the 14% occupancy tax on it for stays of 30 nights or less.

What the fee pays for
Airbnb says the fee covers standard cleaning between reservations.
- Laundry, vacuuming, and the standard clean between reservations
- Changing and washing linens and towels
- Bathroom and kitchen surfaces, floors, and dusting
- Trash, recycling, and restocking the basics
What it can't be used for
Charging for skipped checkout chores
Airbnb's rules say hosts may not charge guests fees or penalties for not doing specific cleaning or checkout tasks. You can still review a guest on cleanliness.
Damage and heavy cleanup
Stains, smoke odors, or a mess that needs deep cleaning go through a reimbursement request. Airbnb's Host damage protection covers up to $3 million USD.
Extra profit
Airbnb's own host guidance says to use the fee to pay for supplies or a housekeeping service, not as a way to earn more.

Los Angeles rules that touch your cleaning fee

The 14% city tax includes your cleaning fee
The City of Los Angeles applies its 14% transient occupancy tax to the listing price, cleaning fee included, for stays of 30 nights or less. Airbnb collects and remits it, but you still file monthly returns with the Office of Finance and deduct what Airbnb paid.
Unincorporated county areas work differently
Los Angeles County charges its own occupancy tax in unincorporated areas, and Airbnb does not collect that one. Separate cities such as Santa Monica, West Hollywood, and Pasadena set their own short-term rental rules.
Your permit caps how many turnovers you pay for
City of LA home-sharing registration is for primary residences, renews every year, and allows up to 120 hosted days a year unless you hold an extended permit. Fewer stays a year means each cleaning fee carries more of your turnover cost.
Airbnb cleaning fee questions
More for Los Angeles hosts:
- What is an Airbnb cleaning fee?
- It is a one-time charge a host sets for each booking to cover cleaning after guests check out. It is the same amount whether the stay is two nights or ten, unless the host offers a lower short-stay fee for one- and two-night bookings. Guests in the US see a total price with fees included before taxes while they browse.
- Does Airbnb take a cut of the cleaning fee?
- Yes. Airbnb's service fee is a percentage of the nightly price plus any fees the host adds, including the cleaning fee. Most hosts on the single-fee structure pay 15.5%. Most hosts still on the older split structure pay 3%, and guests pay a separate service fee.
- What is the average Airbnb cleaning fee?
- AirDNA puts the 2025 US average at $161.10 per stay, counting only listings that charge one, and reports that 89% of US listings do. Its Q1 2025 averages by size were $47.10 for a private room, $96.00 for one bedroom, $141.60 for two bedrooms, and $357.00 for five bedrooms. These are national figures, not Los Angeles rates.
- How do I add or change a cleaning fee on Airbnb?
- On desktop, open Calendar, select the listing, then choose Pricing, Fees, and Cleaning fee. Enter the amount and save. A new fee only applies to new bookings. To add it to a confirmed reservation, send the guest a trip change request with the new total, and the guest has to accept it.
- Do guests get the cleaning fee back if they cancel?
- If a guest cancels during the free cancellation period, Airbnb refunds the full cleaning fee. After that, the fee is treated as part of the nightly price and any refund follows the host's cancellation policy. For bookings made before April 21, 2025, the fee is refunded in full for cancellations before check-in.
- Can I charge guests for not doing checkout chores?
- No. Airbnb's ground rules say cleaning fees cover standard cleaning between reservations and that hosts may not charge fees for failing to do specific cleaning or checkout tasks. Guests are still expected not to leave a mess that needs excessive or deep cleaning.
- Is the Airbnb cleaning fee taxed in Los Angeles?
- Yes, inside the City of Los Angeles. The city's 14% transient occupancy tax applies to the listing price including cleaning fees for stays of 30 nights or less, and Airbnb collects it. In unincorporated LA County, the county's own occupancy tax applies and Airbnb does not collect it.
- Can La La Land Cleaning handle my Airbnb turnovers?
- Yes. La La Land Cleaning is an insured referral agency that matches Los Angeles hosts with independent cleaners. Each turnover is quoted from the property's size, condition, timing, and requested scope. Linen handling and restocking are available on request and confirmed in the quote.
